10 Simple Steps to Buying Your Next Property

Your Journey to Property Ownership – Made Easy with Linkers

Buying a property can feel overwhelming, especially if it’s your first or next big move. At Linkers Real Estate, we simplify the process and guide you every step of the way. Here's how it works:

Step 1: Know Your Budget

Start by speaking to your bank, lender, or mortgage broker for a loan pre-approval. This gives you clarity on what you can afford and sets a confident foundation for your search.

Step 2: Start the Search

Once your budget is clear, define your property goals — location, size, features, and lifestyle needs. Then browse listings or contact Linkers to book a private or open home inspection.

Step 3: Review the Contract

Found a property you love? Request the Contract of Sale from us and have it reviewed by your solicitor or conveyancer for any legal concerns or special conditions.

Step 4: Make an Offer

With your legal go-ahead, submit your offer and begin the negotiation process. We’ll guide and communicate on your behalf until a price is agreed upon by both parties.

Step 5: Exchange Contracts

Once terms are final, you’ll sign the contract, as will the seller. Contracts are exchanged between solicitors, and the cooling-off period begins (unless buying at auction or with a 66W waiver).

Step 6: Do Your Checks

During the cooling-off period:

  • Your solicitor will order a pest & building report
  • Your lender will arrange a valuation

We’ll coordinate access to ensure everything runs smoothly.

Step 7: Pay the Deposit

The deposit (usually 10%) is due by 5pm on the final day of your cooling-off period. You can pay via EFT or bank cheque to our secure trust account.

Step 8: Final Inspection

Right before settlement, you’ll do a final walk-through to confirm the property is in the agreed condition and that all inclusions are present.

Step 9: Settlement & Key Collection

Once both legal teams confirm settlement, we’ll invite you to our office to collect your keys and officially welcome you into your new property!

Step 10: Property Management (if applicable)

If the property is tenanted or you’re planning to lease it, our property management team will be your go-to for all things leasing, rent collection, and tenant communication.
